Over the course of many years, a well established Church experienced a decline in Service attendance, a reduction in overall Congregation membership, and an ever increasing budget to maintain an aging Church facility. The Church recognized a need for funds to pay for a much needed modernization program for this aging Church Property, and further recognizing this action would assist in actively re-growing the Congregation membership & Service attendance;

CDC was engaged to implement our 3 Phased DES Program

I. Development Due-Diligence Profile (DDP)
II. Project Entitlement Process (PEP)
III. Transaction Structure & Execution (TSE)

> CDC assisted the Church to right size their existing Church Property through identifying current & future property utilization levels, resulting in creating an excess parcel of land within the current Church Property boundary.

> Identified the highest & best use for the excess property (parcel).

> Processed a lot split through the governing agencies to create a legal independent parcel.

> Secured land use entitlements for the highest & best use for the excess parcel.

> Conducted a Marketing Campaign to Sell the excess parcel to potential Buyers.

> Structured, Negotiated and Sold the excess parcel to a compatible Buyer/User for the highest market value.

> Provided to our client the required funds to pay for the envisioned and much needed Church Property modernization project.

All of this was accomplished with no upfront cost to the Church by using the
CDC JV Development Structure
